As your Chartered Building Surveyor it is my aim to see that you get the right level of information in a language you understand. Always on hand for you and your solicitor with advice and clarification, I provide more than a survey I provide safe and steady assurance at a time when you are making big decisions on your home buying journey. I am passionate about property and the reasons why we use buildings the way we do. This passion has led me to research and author books and lecture to the surveying profession.

  • There was lots of advice that Julie wanted regarding this older property, from moving the kitchen and adding an extension to information on the state of the wiring and heating system. "I found Geoff to be really easy to talk to and he presented his findings in an easy to understand way. Speaking with Geoff immediately following the survey for a summary of his findings was really helpful.   • Marcus was relocating from London to Somerset and purchasing a 5 bed farmhouse. He had concerns about the roof and utility. He also wanted advice on further extensions to the property. "I just wanted to say what a good report it is. While it was not really something I was ever going to use as part of a negotiating tool, it is a very useful report going forward for when we complete.   • Arron asked Geoff to look at a top floor flat in an Edwardian house in Burnham on sea. He was particularly concerned about the roof and so Geoff tailored the survey to focus on that. Many problems were found and Aaron was about to negotiate accordingly. "Geoff provided, both the detail and quality of the survey and the time taken to discuss the content. The survey provided tangible and concise information that identified the areas where the structure and fabric condition was in a poor state. This enable me to consider rectification costs and to renegotiate with the vendor to adjust the agreed purchase price."

  • OVER SEAS STORY Duncan worked in Hong Kong and was looking to relocate to grade II listed Georgian House in Bath. He wanted a survey to support his ideas for alterations and repairs. Geoff worked with Duncan's Architect to come up with a detailed project report. "We were very pleased with Geoff’s service and advice. We live overseas and were buying remotely but Geoff made the process very easy with emailed reports and skype calls to run through the findings. There were lots of timber elements to the property and many original features that they wanted identifying and information on how to care for the property going forward. The survey was excellent and the feedback just what we needed on the major areas that we wanted reassurance on.   • Bernard was buying a 1930s property and had several specific concerns he wanted investigated. I contacted Geoff when I needed a survey and was impressed from the outset. He took time to understand what type of survey would be best for me and was very clear about what was and was not included in the survey. I received an electronic copy of his report soon after the survey and hard copy a few days later. The report was very clear and included "traffic lights" of what needs to be done and when, which is very helpful. Geoff is always available and I found it very helpful to discuss the report with him to better understand what is behind the words.

  • Deborah was buying a bungalow and wanted a detailed survey for reassurance This is the second time we have used Geoff for a full survey and we have nothing but praise for the thorough surveys he has carried out and the easy to read reports which list items of concern. We are also very impressed that we are able to join Geoff on site at the end of the survey for a face to face discussion about any points of concern and the fact that he has been available to us after the surveys to advise on any matters arising from the reports.   • Re : Move to Somerset from Kent Geoff and Kate are such a great support. I needed to find a surveyor to help me start the process of buying a small property in Somerset. Whilst searching the internet, I had many choices. The website of the Geoffrey Hunt Surveying Services stood out. The enjoyable video clearly states the definition of each survey and process. Also clearly detailing further in writing. The 1 : 1 service that Geoff offers has been really helpful and has enabled me to customise exactly what I need to feel confident with any issues that have arisen from the survey. Anything that I don't understand Geoff or Kate have explained. I have just used the electrician for a Periodic Electrical Check on the property, with Geoff and Kate's professional help, this has provided an extensive clear report which is also helping to give me further peace of mind as I move forward towards Somerset.

  • Geoff was recommended to me by a family friend and I would definitely recommend him to my friends! We met him at the first property we were intending to buy, and although we knew it required some work, Geoff revealed defects we would have only discovered once we started working on the property. Geoff provided realistic estimates of work required and although the tasks were not insurmountable we felt the purchase price was unrealistic compared to the predicted value of the house after the work was complete so we withdrew our offer. We have since used Geoff again to survey another house which we are now buying. We were unable to attend on the survey day so Geoff called when he was finished to go through the main findings prior to submitting his written report. He offered suggestions on how best we could progress the building works with our current budget. We were also able to go back to the vendor and negotiate a reduced price as a result of his findings. Geoff and Kate were friendly, approachable, helpful and knowledgeable, and I think reasonably priced too!

  • I was provided Geoff's details by one of the major solicitor firms in Bath to assist with the purchase of a Grade II listed building. As we do not live in the UK, it was essential we had someone who would assist us from the start all the way through to the end of the process. From the very start it was a clear and simple process to understand the different survey options, Geoff (and Kate) were quick to respond and were both very helpful. The survey itself was very comprehensive and showed an in-depth knowledge of building construction techniques and in particular listed buildings - there is a real attention to detail down to the colour of most likely correct paintwork choices for window frames. There is clearly a real passion and knowledge behind what Geoff does. If anyone is considering buying a listed building I would recommend speaking to Geoff and Kate to see how they could help.   • I recently opted for the most comprehensive survey Geoff offers and couldn't be happier with the service I received. Having bought and sold properties over 30 years, I have often been disappointed by the building surveys I've commissioned. Geoff was a breath of fresh air. I was invited to the property in question where Geoff went over his findings at length. Five days later I received my extremely detailed report. I was also impressed to note an invitation to call Geoff if anything needed clarification. I took advantage of that offer and found Geoff to be very friendly and patient when answering my questions over the phone, putting my mind at rest. No property is issue free, but after my experience with Geoffrey Hunt I feel I have a detailed knowledge of the pros and cons of my proposed new home, plus an experienced insight into possible remedies and costs should I proceed with my purchase.

  • I have used Geoff Hunts services on the last 3 properties I have purchased, and each time Geoff has gone in to far greater depth than one would expect and no doubt than your average run of the mill surveyor. If you're lucky enough to purchase a house with no hidden issues, which would be rare in my book, using Geoff means at the very least you'll have reasons to negotiate a reduction in price if nothing else, and at worst could save you a fortune!

  • Especially if you are purchasing an older or unusual property then Geoff is certainly the surveyor you should be talking to. If you have specific concerns they will be addressed as well as an exceptionally thorough survey -- I have moved six times over the years and the quality of Geoff's survey is head and shoulders above the others. The technical areas are all explained in laymans terms and he gives good perspective for his recommendations, which is very helpful when explaining to others. I would highly recommend him to others.

  • We asked Geoffs opinion in relation to an insurance dispute, where our kitchen floor had been replaced entirely and then had partially sunk after a few months. We needed an expert opinion on how much exploratory work was required to establish liability. I searched the Internet looking for a surveyor in the South West with expertise in Victorian buildings and building defects and found Geoff practically on our doorstep in Frome! Geoff attended promptly, listened intently, took on board a huge amount of information quickly and gave us sensible, practical verbal advice which he later confirmed in writing. Now it just happened that his advice accorded with our own position, but had he disagreed, he would have said so. We made it clear we were looking for a fair evaluation of the work and that is exactly what we got. His rates were very reasonable indeed. Some months later we have managed to resolve the dispute and this is no doubt due in no small part to the down to earth and reasonable advice we received. We would not hesitate to recommend his services and would instruct him again.

  • I chose Geoff from the listings of surveyors in the southwest as he seemed to have experience in the older sort of property we were interested in. As it turned out, this was exactly the right choice. Geoff is a real buildings nut, delighting in all the idiosyncrasies that an old building can demonstrate, while at the same time carefully eyeing up the challenges that they pose. His detailed survey, bespoke to our needs, which include plans for refurbishment, gives us just the sort of detail we need to embark on a quite daunting job - and to proceed with purchase. Although, by the time we agreed on the level of specification in the survey, it turned out to cost about 30% more than the basic price, I reckon we got more than that in additional knowledge and general survey value. I know I will turn to the survey in the next few years for information and guidance. Great to have found a knowledgeable, responsive, professional surveyor. I trust Geoff completely on building matters: I hope he's ready for some occasional phone calls over the next few years, as I follow up on some of his suggestions to keep the Victorian flat in a happy condition
