A schedule of condition is a written document usually prepared by your surveyor which details the condition of the premises prior to occupation.
This has the effect of limiting the tenant's liability to carry out repairs, or reinstatements as part of Dilapidations. Once completed the copies are signed off by both parties if in agreement.
In many cases tenants are not aware of the full extent of their obligations under the contract they signed or the significance of the schedule and its wording. Aggressive Landlords often seek to enforce repair liability by the use of inaccurate vocabulary in such documents. Conversely land lords can leave themselves exposed to negligent damage caused by tenants.
