Mission & Ethos

As your Chartered Building Surveyor it is my aim to see that you get the right level of information in a language you understand. Always on hand for you and your solicitor with advice and clarification, I provide more than a survey I provide safe and steady assurance at a time when you are making big decisions on your home buying journey. I am passionate about property and the reasons why we use buildings the way we do. This passion has led me to research and author books and lecture to the surveying profession.

  • This was a large period building, originally several houses now merged into one, with annexes We have now used Geoff’s professional service on three occasions over the last 6-7 years and each time his report and subsequent advice have proved invaluable. I would not hesitate in recommending him.

  • Jon was purchasing a Victorian terrace property. We were very happy with Geoff's services. He provided a very thorough report which was easy to understand and allowed us to realise exactly what we were taking on. Geoff spent a good deal of time on separate occasions talking us through the report, and main concerns, fielding questions we had, and providing some insight into the surveying process which helped with other parts of our house sale and purchase. This was really appreciated.

  • We engaged Geoff for a survey on a Grade II listed property in Frome. We had no experience whatsoever with listed buildings, so hugely appreciated Geoff's detailed survey, from the comprehensive pictures and data (e.g. damp readings) to the analysis of risks and various potential mitigation measures. He was also incredibly patient in spending hours talking through the survey findings, explaining the nuances of living in and looking after a building dating from the 1700s - providing super-useful advice that looked beyond the purchase to how we would need to approach maintenance going forward. https://www.edocumentsstore.com/

  • We are very pleased to have had Geoff conduct reports on two listed Georgian properties we were looking at purchasing. As a couple that had never bought a period property before, the advice that Geoff gave along side an in-depth and meticulous report was vital in negotiating our final offers. We learnt a great deal from the conversations we had with Geoff over the phone and having never actually met each other during the process, the communication was friendly and down to earth. For a couple that were about to embark on a project that at times seemed quite daunting, Geoff was able to give us the sound and impartial clarity we needed to hear regarding many of the unknowns that come with a historic property. This helped us choose our final property carefully giving us the peace of mind and confidence to move forward with the purchase. Geoff took some really excellent 3D photos so that during the lockdown, we could see the property via virtual means whilst we couldn’t visit ourselves. This also allowed us to see first hand some of the points raised in the report very closely. We highly recommend Geoff’s services particularly if you are a first time buyer or purchasing a period property https://www.codesstreet.com/

  • I was very satisfied with the service provided. Geoff clearly knows his stuff, was thoroughly professional throughout and very helpful. He was always quick to respond to my various questions and provide answers and advice. His support, as the purchase progressed, enabled me to have complete peace of mind in relation to my decision to buy a period property. I highly recommend his services and would definitely use him again https://www.technicalpdfs.com/

  • As first-time buyers, Geoff has been exceptionally helpful in our buying journey. The survey Geoff produced went beyond what we expected, it was extremely thorough and detailed in a way that was easy to understand and digest. The advice we were given was very helpful and has put us in a much better position to understand the property and address important aspects of it.

  • Based on previous house surveys I have requested, I can honestly say that the service provided by Geoffrey Hunt Building Surveying Services Ltd is exemplary. From the helpful and warm engagement from Kate in the office, to the professional and personable service provided by Geoff himself, I cannot fault my experience and would happily recommend their first class service. Upon calling the office, I spoke to Kate, who was happy to take my details and discuss the service I required. Once we had established my needs, Kate emailed me a quotation and details of service that would be provided. This was a simple and easy process which was greatly appreciated. It put me very much at ease and assured me that I had chosen the right surveyor to assist me during the house buying process. https://www.pdfproofer.com/ Geoff was engaging from the start, he made contact before he travelled to the property and was happy to call me afterwards to give me a general idea of how the survey had gone. He provided a clear timeframe as to when the survey would be produced and advised that he was happy to speak to me further regarding any issues that had been identified. https://www.inapdf.com/ I did speak with Geoff further about the property on a number of occasions regarding a particular issue that the survey detailed. Geoff was always happy to discuss this, to ensure I understood what work would be required. I could not be happier with the service I have received and am very pleased to have chosen the services of Geoffrey Hunt Building Surveying Services Ltd. I would eagerly recommend them to anyone who is purchasing a property.

  • I commissioned Geoffrey Hunt to carry out a full building survey on a 1930s property in Somerset. To say that Geoff is meticulous in his work would be an understatement; I received a comprehensive report on the type and condition of the property alongside an extremely helpful summary of risks, recommendations for negotiations and suggestions for the prioritisation of works. Geoff was also ready and willing to answer any questions I had about the survey and the property, even after purchase. Anyone buying a period property who wants the very best survey need look no further.

  • Tricia was buying a high spec modern building and wanted to ensure that all the services and electronics worked as they should. It was a pleasure to meet Geoff and discuss my purchase with him. His report was delivered very quickly and in depth, with some very useful queries for my solicitors to resolve. Other little queries I had have been answered promptly. All round, an excellent service. Thank you Geoff.

  • Louise was purchasing a Grade II listed flat in Bath. She was moving from outside the area and had ideas for changes to the property including making the pavement vaults into livable accommodation. I’m writing to let you know how enormously helpful I have found your property surveying service and advice. You really do provide a “hand holding” service and your tailor-made survey is truly exceptional value! Not only is it incredibly thorough (my solicitor was also very impressed) but you backed it up with any amount of verbal explanation and suggestions too. Your experience and knowledge have brought clarity and a much greater sense of security to a process that would otherwise have been fraught with uncertainty and “blind spots” I would recommend your service to anyone wishing to buy a property and wanting peace of mind in the process. You have been a very important part of my property purchase......thank you so much!

  • After two abortive house purchases, we decided that third time lucky would only result in a more positive outcome if we invested in a top quality, professional survey. We were recommended to Geoff who initially spent 30 minutes on the phone explaining what he could cover, costs and most importantly the detail that his survey report would contain. He also explained how to use the outcomes and recommendations to negotiate a purchase price and how he provides approximate costing for items which the report might advise need short, medium or longer-term rectification. https://www.inapdf.com/ We were certainly not disappointed, far from it we were extremely impressed with the depth, breadth and quality of his report, the use of trusted third parties to undertake specialist work such as damp and wood rot as well as electrical checks, and the call he made immediately following the survey which gave us some really useful headlines and enabled us to push ahead. Third time was lucky for us after all. Money exceptionally well spent as far as we are concerned. Exceptionally professional, clear, transparent, informative and a quality result which reassured us and provided us with a future, detailed action plan. This coupled with easy to understand narratives made this a really great, smooth and reassuring experience. Highly recommended. https://www.autocodesonline.com/

  • There was lots of advice that Julie wanted regarding this older property, from moving the kitchen and adding an extension to information on the state of the wiring and heating system. https://www.pdfonlinesource.com/ "I found Geoff to be really easy to talk to and he presented his findings in an easy to understand way. Speaking with Geoff immediately following the survey for a summary of his findings was really helpful. I liked that he encouraged me to ring to speak with him again if I had further questions or needed more advice. The report was received quickly and was extremely comprehensive but again was presented in a clear way. The information gave me confidence in my decision about whether or not to proceed with the purchase, and prevented me making what could have been a very costly mistake. Geoff is obviously extremely knowledgeable and I wouldn't hesitate to use him again or to recommend him to friends." https://www.engineertoolonline.com/

  • Marcus was relocating from London to Somerset and purchasing a 5 bed farmhouse. He had concerns about the roof and utility. He also wanted advice on further extensions to the property. "I just wanted to say what a good report it is. While it was not really something I was ever going to use as part of a negotiating tool, it is a very useful report going forward for when we complete. I was very surprised, having read it, what an excellent tool it will be for the next 10 years of ownership. Surveys are often just thought of as reports for the buying process when it fact it is much more about post purchase maintenance and ownership." https://www.processpdfcodes.com/ https://www.pdffreea.com/

  • Stephanie is a first time buyer purchasing a modern property We couldn't be any happier with the service at all, we are so incredibly pleased we decided to go with Geoffrey Hunt. Geoff was very thorough in his checks and provided us with a clear, detailed survey that was easy to understand and made absolutely sure to respond to any and all questions in fine detail. Any specific concerns we had with the house were noted and investigated, we were never dismissed on any of our concerns at all. We have been encouraged to ask questions and keep in contact throughout the whole buying process, which has made our first house purchase much less stressful than we first anticipated. No question was seen as silly or irrelevant and Geoff was always friendly, honest and down to earth. Kate was also incredibly helpful to us throughout the whole process, answering all queries in great detail and always responded to calls and emails. I would recommend Geoffrey Hunt to anyone without hesitation, a brilliant service at an incredible reasonable price.

  • Arron asked Geoff to look at a top floor flat in an Edwardian house in Burnham on sea. He was particularly concerned about the roof and so Geoff tailored the survey to focus on that. Many problems were found and Aaron was about to negotiate accordingly. "Geoff provided, both the detail and quality of the survey and the time taken to discuss the content. The survey provided tangible and concise information that identified the areas where the structure and fabric condition was in a poor state. This enable me to consider rectification costs and to renegotiate with the vendor to adjust the agreed purchase price."

  • OVER SEAS STORY Duncan worked in Hong Kong and was looking to relocate to grade II listed Georgian House in Bath. He wanted a survey to support his ideas for alterations and repairs. Geoff worked with Duncan's Architect to come up with a detailed project report. "We were very pleased with Geoff’s service and advice. We live overseas and were buying remotely but Geoff made the process very easy with emailed reports and skype calls to run through the findings. He was very generous with his time, being available to answer extensive questions and making himself available during non-work hours to help with connecting across the time zones. Geoff seemed very knowledgeable about period properties, a particular reason that we chose him. I would have no hesitation in recommending Geoff to prospective clients."

  • John and Harriet wanted a really detailed survey on a 1600 Grade II listed property. There were lots of timber elements to the property and many original features that they wanted identifying and information on how to care for the property going forward. The survey was excellent and the feedback just what we needed on the major areas that we wanted reassurance on. The explanations offered and the additional issues that we might want to consider were also very helpful. Overall, would recommend without hesitation. https://www.newerstandards.com/ https://www.estandardonline.com/

  • We were very pleased with the report provided by Geoff. It was comprehensive and reassuring without being full of jargon, and it addressed all the important issues that might have given us cause for concern. We would be pleased to recommend Geoff Hunt to anyone looking for a house survey.

  • Bernard was buying a 1930s property and had several specific concerns he wanted investigated. I contacted Geoff when I needed a survey and was impressed from the outset. He took time to understand what type of survey would be best for me and was very clear about what was and was not included in the survey. I received an electronic copy of his report soon after the survey and hard copy a few days later. The report was very clear and included "traffic lights" of what needs to be done and when, which is very helpful. Geoff is always available and I found it very helpful to discuss the report with him to better understand what is behind the words.

  • Deborah was buying a bungalow and wanted a detailed survey for reassurance This is the second time we have used Geoff for a full survey and we have nothing but praise for the thorough surveys he has carried out and the easy to read reports which list items of concern. We are also very impressed that we are able to join Geoff on site at the end of the survey for a face to face discussion about any points of concern and the fact that he has been available to us after the surveys to advise on any matters arising from the reports. In 40 years of buying houses we have never experienced this level of service from any surveyor and this is the first time that we feel that a surveyor has given us value for money spent.

  • John was buying a period property that he intended to use as a holiday letting before he would eventually live in it. The service provided was very good. The report was detailed, delivered on time and most importantly ensured we paid the right price for the property. https://www.edocbased.com/

  • Re : Move to Somerset from Kent Geoff and Kate are such a great support. I needed to find a surveyor to help me start the process of buying a small property in Somerset. Whilst searching the internet, I had many choices. The website of the Geoffrey Hunt Surveying Services stood out. The enjoyable video clearly states the definition of each survey and process. Also clearly detailing further in writing. The 1 : 1 service that Geoff offers has been really helpful and has enabled me to customise exactly what I need to feel confident with any issues that have arisen from the survey. Anything that I don't understand Geoff or Kate have explained. I have just used the electrician for a Periodic Electrical Check on the property, with Geoff and Kate's professional help, this has provided an extensive clear report which is also helping to give me further peace of mind as I move forward towards Somerset.

  • Geoff was able to complete a survey the day after I instructed him. It was an extremely thorough and detailed survey with very clear explanations. His attention to detail, personable approach and amazing follow up in terms of telephone conversations and reassurance was second to none. I couldn't have felt more assured that my money was well spent. It's exactly the kind of service one hopes for during such an important decision making process. I couldn't recommend Geoff and his team highly enough.

  • Geoff replied promptly to my enquiry and was able to do the survey within the week. He was efficient and helpful in discussing the options on the issues arising from the survey

  • Geoff's advice was invaluable in helping us make sensible and informed decisions about the purchasing our new house. As we were entering into a complete renovation project he was also able to reliably forewarn us of potential pitfalls ahead and as a result there have been no surprises (so far!)

  • We received a fabulously detailed survey from Geoff. The benefits of having customised the survey so that it focused our own areas of concern has really shone through - we have information on all the areas we were unsure of or needing more information on, but have not had to spend money getting unnecessary areas assessed. Geoff has obviously made very detailed assessments and his report is clear and easy to understand even for the non technically minded. We are grateful too that he was able to do the survey very quickly. I would definitely recommend his service to others.

  • I am very happy with the service you and Geoff provided. Both surveys were very thorough, detailed and clear. The first stopped me going ahead with buying a house that had problems I would not otherwise have been aware of and which would have involved more work than I was able to take on. I went on to find another house I am happier with and the survey this time reassured me that I was making the right decision. My emails were always answered quickly and Geoff was available to answer questions after the survey and also liaised direct with my solicitor which was very helpful. I would definitely recommend the service.

  • I am very pleased with the professional and helpful service we received from Geoff Hunt. His survey allowed us to make an informed choice about purchasing a new home for my elderly parents. The survey was well laid out, detailed and easy to understand. Geoff was more than happy to answer all my questions in a non technical way that I could understand. Geoff found minor issues I hadn't even thought of and this has helped us move forward with my parent's new house purchase. An excellent service that I would be happy to recommend.

  • Geoff was recommended to me by a family friend and I would definitely recommend him to my friends! We met him at the first property we were intending to buy, and although we knew it required some work, Geoff revealed defects we would have only discovered once we started working on the property. Geoff provided realistic estimates of work required and although the tasks were not insurmountable we felt the purchase price was unrealistic compared to the predicted value of the house after the work was complete so we withdrew our offer. We have since used Geoff again to survey another house which we are now buying. We were unable to attend on the survey day so Geoff called when he was finished to go through the main findings prior to submitting his written report. He offered suggestions on how best we could progress the building works with our current budget. We were also able to go back to the vendor and negotiate a reduced price as a result of his findings. Geoff and Kate were friendly, approachable, helpful and knowledgeable, and I think reasonably priced too!

  • I was provided Geoff's details by one of the major solicitor firms in Bath to assist with the purchase of a Grade II listed building. As we do not live in the UK, it was essential we had someone who would assist us from the start all the way through to the end of the process. From the very start it was a clear and simple process to understand the different survey options, Geoff (and Kate) were quick to respond and were both very helpful. The survey itself was very comprehensive and showed an in-depth knowledge of building construction techniques and in particular listed buildings - there is a real attention to detail down to the colour of most likely correct paintwork choices for window frames. There is clearly a real passion and knowledge behind what Geoff does. If anyone is considering buying a listed building I would recommend speaking to Geoff and Kate to see how they could help. Even after the survey process, Geoff showed an interest even to help with any discussions around building defects and rectifications. Going forward Geoff would be a go to person to help with any questions and advice on sympathetically renovating a listed building

  • I recently opted for the most comprehensive survey Geoff offers and couldn't be happier with the service I received. Having bought and sold properties over 30 years, I have often been disappointed by the building surveys I've commissioned. Geoff was a breath of fresh air. I was invited to the property in question where Geoff went over his findings at length. Five days later I received my extremely detailed report. I was also impressed to note an invitation to call Geoff if anything needed clarification. I took advantage of that offer and found Geoff to be very friendly and patient when answering my questions over the phone, putting my mind at rest. No property is issue free, but after my experience with Geoffrey Hunt I feel I have a detailed knowledge of the pros and cons of my proposed new home, plus an experienced insight into possible remedies and costs should I proceed with my purchase.

  • I have used Geoff Hunts services on the last 3 properties I have purchased, and each time Geoff has gone in to far greater depth than one would expect and no doubt than your average run of the mill surveyor. If you're lucky enough to purchase a house with no hidden issues, which would be rare in my book, using Geoff means at the very least you'll have reasons to negotiate a reduction in price if nothing else, and at worst could save you a fortune!
    Dominic Hayhoe
  • We were delighted with the level of detail and information included in Geoff Hunt's survey. It was very useful to be able to select the areas of the property we wanted him to focus on and he was incredibly helpful on the telephone when we planned his visit. We feel we are moving into the property with our eyes open regarding areas needing attention and will doubtless be referring to his comprehensive survey over the months and years to come.

  • Geoff provided us with an excellent and detailed survey and we would definitely recommend him to family and friends. The house that we were buying was 17th century and Grade 2 listed. As well as the survey Geoff also wrote a fantastic report detailing the work required on the property and an estimation of the costs of such works. We will definitely use him again in the future. https://www.edocdownload.com/ https://www.weldingcodes.com/

  • Especially if you are purchasing an older or unusual property then Geoff is certainly the surveyor you should be talking to. If you have specific concerns they will be addressed as well as an exceptionally thorough survey -- I have moved six times over the years and the quality of Geoff's survey is head and shoulders above the others. The technical areas are all explained in laymans terms and he gives good perspective for his recommendations, which is very helpful when explaining to others. I would highly recommend him to others. https://www.our-codes.com/ https://www.edocdownload.com/

  • We asked Geoffs opinion in relation to an insurance dispute, where our kitchen floor had been replaced entirely and then had partially sunk after a few months. We needed an expert opinion on how much exploratory work was required to establish liability. I searched the Internet looking for a surveyor in the South West with expertise in Victorian buildings and building defects and found Geoff practically on our doorstep in Frome! Geoff attended promptly, listened intently, took on board a huge amount of information quickly and gave us sensible, practical verbal advice which he later confirmed in writing. Now it just happened that his advice accorded with our own position, but had he disagreed, he would have said so. We made it clear we were looking for a fair evaluation of the work and that is exactly what we got. His rates were very reasonable indeed. Some months later we have managed to resolve the dispute and this is no doubt due in no small part to the down to earth and reasonable advice we received. We would not hesitate to recommend his services and would instruct him again.
    Candace Kendell
  • From the beginning of the process, right through to the end, we felt assured that we could have confidence in Geoff's results. He tells you what he is going to do and when he is going to do it and that is exactly what happens. The standard of his work and his communication is exemplary. We can honestly say that but for Geoff's efforts we would now be seriously regretting allowing our hearts to rule our heads. https://www.edoc-center.com/ https://www.yyantar.com/

  • I chose Geoff from the listings of surveyors in the southwest as he seemed to have experience in the older sort of property we were interested in. As it turned out, this was exactly the right choice. Geoff is a real buildings nut, delighting in all the idiosyncrasies that an old building can demonstrate, while at the same time carefully eyeing up the challenges that they pose. His detailed survey, bespoke to our needs, which include plans for refurbishment, gives us just the sort of detail we need to embark on a quite daunting job - and to proceed with purchase. Although, by the time we agreed on the level of specification in the survey, it turned out to cost about 30% more than the basic price, I reckon we got more than that in additional knowledge and general survey value. I know I will turn to the survey in the next few years for information and guidance. Great to have found a knowledgeable, responsive, professional surveyor. I trust Geoff completely on building matters: I hope he's ready for some occasional phone calls over the next few years, as I follow up on some of his suggestions to keep the Victorian flat in a happy condition https://www.standardsstreet.com/ https://www.technicalonlinecodes.com/

  • I was looking for a surveyor with specific knowledge of Victorian properties. I subsequently engaged the services of Geoff Hunt. Rather than a generic structural survey Mr Hunt and I walked through the property and we discussed a number of specific issues in great detail. This first hand information was far more informative than other formulaic copy and paste surveys I have received in the past. I now have the confidence to proceed with the purchase. https://www.online-standard.com/ https://www.blvgspot.com/
